The following situations are considered emergencies and require immediate attention:
- Total stoppage of the plumbing/sewer system
- An active plumbing leak that may require shutoff of the main water supply.
- Complete loss of heat
- Total loss of electrical service (not due to a community power outage).
- Complete loss of hot water.
- An active roof leak.
For emergencies during normal business hours, Monday through Friday, 8:00 am to 5:00 pm, contact Quadrant’s Homeowner Service Department at 800.338.8733.
After hours, weekends and holidays, call 425.455.2900 where an answering service will connect you with our on-call representative. It is our goal to respond to your emergency within 24 hours.
Some Additional things to remember:
- In the event of a life-threatening emergency always call 911.
- In the event of a gas leak (of any kind), call your local gas company. Please refer to your utility billing statement for the company servicing your specific area; Puget Sound Energy at 425.454.2000, Washington Natural Gas at 800.999.4964, 800.321.4123, or Cascade Natural Gas at 888.522.1130.
- In the event of total stoppage of the water supply or a sewer leak that is outside the home, contact your local utility company. Their emergency numbers are located on your utility billing statement and in the phone book.
- In some cases involving emergencies during non-business hours, our on-call representative may instruct you to contact a qualified vendor of your choice (via the yellow pages or referral) who specializes in emergency or 24-hour service. If this happens and the emergency service is due to a failure covered under warranty, homeowners may later be reimbursed for the cost of service which was required to prevent further damage and maintain habitability. Reimbursement is available only with prior authorization from Quadrant Homes representative. Repairs that are not immediately required to prevent further damage will be scheduled by Quadrant Homes at the start of the following business day.
The following may be covered under the Limited Warranty but are not considered emergencies. Remember to always consult your Limited Warranty for clarification of what are warrantable items. If we receive an emergency service call outside of normal business hours for an item that is not considered an emergency, you will be directed to leave a message at 1-800-338-8733, and we will return your call the following business day.
- Relighting pilot lights for gas appliances and fixtures
- Dripping faucet
- Leak at drain under sink or lavatories
- Furnace fan cycling
- Lights or electrical outlets out in any part of the house
- Leaks, stoppages, overflows and malfunctions due to neglect or improper maintenance
- Oven or other household appliance not working
- Non-working telephone or television cable jacks
- Valves and switches that are tampered with or not properly set
- Failures that do not cause damage or prevent habitability
