The benefit of home ownership comes with many pleasures and responsibilities. All of the maintenance and care of your home is now in your control. Your home has warranty coverage with specific terms and conditions. This Homeowner Manual provides an overview about properly maintaining the value of your home and how the warranty works. Maintenance and Care of Your New HomeWe delivered your home to you in a completed state and do not return to "touch up" or provide maintenance. Instead, you should be prepared to begin maintaining your home as soon as you become a homeowner. Your Superintendent and PSR will have given you a wealth of information on how to take care of your new home for years to come. Builder warrantyYour home is backed by a Limited Warranty, a copy of which is included in this manual (see Warranty CD). Please review it carefully. It contains the specific language regarding the terms and limits of your warranty and the standards that are used to determine warrantable defects. Consumer WarrantiesThe law requires that products installed in your home, which are covered under a separate manufacturer's warranty, must be passed from the builder to the homebuyer. You can find these at QuadrantHomes.com (click on Customer Care, then Product Warranties). If you have any questions or difficulty finding what you need, please contact our Customer Service Department at 800.338.8733. Emergency ServiceEmergency situations are covered under your Limited Warranty, and are explained in more detail in this Homeowner Manual on pages 3-1, 3-2, and 3-3. Sometimes emergencies can occur during off-hours. At your final orientation your Superintendent will provide you with enough detailed information to help you either prevent additional damage, or obtain 24-hour service from an independent local provider. In emergency situations, you must be familiar with your warranty coverage so you can take action that may be required by your Limited Warranty as explained by your superintendent.
