1. Drywall Cracks and Nail PopsDrywall cracks are primarily cosmetic in nature. Drywall cracks wider than 1/8", and nail pops which have broken through the finished surface, will be covered under warranty during the first year. The repairs that are performed to correct them make the area more visually appealing, but as the materials used to repair cracks are essentially the same as those used to install the drywall in the first place, they do not prevent cracks from reoccurring. In fact, it is not uncommon for a drywall crack to reappear in an area that has been repaired. After the first year, the settlement and seasonal cracks that will form from time to time throughout the life of your home are considered routine homeowner maintenance. 2. Truss UpliftTruss Uplift is a form of seasonal expansion and contraction where the uninsulated portions of the truss system move due to external temperature and humidity, while the insulated portions do not move. That movement of the trusses may cause drywall cracks or gapping, most visibly where the ceiling meets the wall. Truss Uplift varies from home to home and will generally lessen, and even disappear, with time. Truss repair is covered under the first year of warranty after which repairs are no longer covered. 3. Floor NoiseFloor noise caused by defective or improperly installed joist or subfloor is covered under warranty for the first year. Please note that a squeak-proof floor cannot be guaranteed. Lumber shrinkage, temperature and humidity changes, and the home's natural settling process may cause floor noise. 4. Cracks in ConcreteConcrete cracks in excess of 1/4" for a garage slab, 1/8" in the visible face of the foundation and 1" settlement for structurally attached concrete, such as stoops and porches, is covered for the first year. Cracks less than these measurements may appear as hairline or control cracks and are normal. 5. DrainageQuadrant Homes will warrant drainage for the first year, which includes water within 10 ft. of the foundation that stands for more than 24 hours or more than 48 hours in swales. Please note that homeowners are required to establish and maintain adequate ground cover for any unlandscaped areas of the home. Drainage problems caused by a lack of adequate ground cover or changes to the grade made by the homeowner are not covered under the warranty. Remember, all homes require care and attention from day one. Homeowner maintenance is essential.
