1. Paint Touch-up

A paint touch-up kit will be provided to homeowners to touch up variations in paint or drywall noted after closing, or for use in seasonal maintenance.

2. Caulking

All caulking deteriorates over time and will need maintenance, especially on areas exposed to high water usage like tub/shower enclosures. After closing, all caulking is considered homeowner maintenance.

3. Cosmetic damage

Please remember to inspect the home carefully during the Homeowner Orientation and note any cosmetic damage such as scratches, nicks, chips and stains with the Superintendent. Any cosmetic damage noted after closing is considered homeowner maintenance.

4. Dead Plantings

Newly installed plants need water and care to help combat transplant shock and establish healthy roots. To ensure you received a healthy plant, Quadrant's Personal Service Representative (PSR) will review dead plants reported within 30 days of closing for replacement. Dead plants reported after 30 days are considered homeowner maintenance.

5. Appliances

New Whirlpool and Kitchen Aid appliances carry a manufacturer's warranty through the Whirlpool Corporation. By law, Quadrant Homes is required to turn over the warranty on all major appliances to the manufacturer after closing. Please contact Whirlpool at (800) 253-1301, and Kitchen Aid at (800) 422-1230 for service. Please be able to provide model and serial numbers when you call.
